1. What is a digital twin at LEAFTECH, and how does it differ from conventional models?
At LEAFTECH, a digital twin is a modular, digital representation of your property that goes far beyond a purely visual depiction. While conventional models are often static, we use patented algorithms for hourly simulations (8,760 hours per year) to analyze actual operational behavior, dynamic loads, and exact energy requirements. Depending on your needs, we offer three levels of detail: from the geodata-based Basic model (LOD 2) to the zoned Plus model with facade details, all the way to the room-by-room Premium model in the BIM standard (LOD 200).
3. Our database is very incomplete. Can LEAFTECH still help?
Yes. Our data capture and classification process transforms heterogeneous data—such as Excel spreadsheets, PDFs, or ERP extracts—into a standardized, strategically usable data foundation. Where data is missing, we use intelligent inferences and contextual data to enable an initial energy assessment and site analysis.
5. Does LEAFTECH help us comply with ESG and regulatory requirements?
Yes. The platform enables automated benchmarking and tracking of key KPIs such as EPC class, CRREM stranding dates, and the ESG index. Starting in Q2 2026, legally valid energy performance certificates in accordance with GEG 2024 can also be generated directly from the digital twin.
7. Can I integrate existing smart building systems?
Yes. With the Live Monitoring / Smart Control add-on, you can use live and predictive simulations. The platform identifies optimal operating points and enables real-time control of systems such as heating, cooling, and shading.

Optionally, yes. For even more in-depth data validation, as part of the DT Plus/Premium models, we offer on-site visits that include inspection and documentation of the building’s condition to prepare technical or ESG due diligence (DD) reports.

We rely on a fair, modular pricing model. It consists of an annual platform and user fee, as well as specific fees for the digital twins.
- Commercial: Upgrades to Plus or Premium are one-time purchases and are tiered based on gross floor area (GFA).
- Residential buildings: The costs are based on a base fee per building plus a small flat fee per residential unit.
8. How does the Portfolio Manager assist with strategic planning?
The Digital Portfolio Manager serves as a central "data hub." It allows you to cluster your properties individually, visualizes cumulative costs and emissions, and enables data-driven planning of measures for modernizations and CO₂ reduction.
10. How long will it take to digitize my portfolio?
Thanks to our standardized process, getting started is quick: After defining objectives and importing data, we create the Basic models. You can flexibly upgrade to more detailed Plus or Premium models at any time, as soon as more in-depth analyses are needed for specific modernization projects.
